Buying guide

Buying a home in Alanya as a foreigner: step by step

From tax number to title deed: the path foreign buyers follow and what to watch for.

Citizens of many countries can buy a home in Türkiye in their own name. With good preparation, the process takes a few weeks.

1. Tax number and bank account

A tax number is issued at the tax office in minutes with your passport. Opening a Turkish bank account for payments is recommended.

2. Checking the property

The title record, any mortgage or lien, the occupancy permit and the zoning status should be checked before you buy. Your consultant gathers these documents for you.

3. Valuation report

Foreign buyers need a valuation report from a licensed appraisal company.

4. Title deed transfer

On the appointment day, buyer and seller (or their representatives) attend the land registry, with a sworn translator if needed. Once the fees are paid, the title deed is issued in your name the same day.
